AC Hotel by Marriott Cedar Rapids coming to Kingston Yard in 2025

CEDAR RAPIDS — The hotel planned for Kingston Yard, the mixed-use development west of the Cedar River, is slated to be built next year under the AC Hotels by Marriott flag.
Kinseth Hospitality Companies and Kingston Hotel Associates announced the hotel flag Tuesday after the associates closed on the land.
It will be located along Second Avenue SW in the Kingston Yard development anchored by Big Grove Brewery and Pickle Palace, which hotel partners say will offer guests convenient options for dining and entertainment.
“Strategically located in the vibrant Kingston Yard district, this modern hotel promises to be a significant new hub for both business and leisure travelers,” according to a news release.
It will have 123 rooms “designed with the brand’s signature sleek and stylish approach to comfort,” according to Kinseth Hospitality Companies. The hotel management company operates more than 130 hotels across 17 states.
The hotel also will feature 2,800 square feet of flexible meeting space for events. It can be used to host small business meeting or a larger conference, and will be equipped with modern technology and services.
The AC Bar will offer a relaxed atmosphere and views of Kingston Yard, allowing patrons “to enjoy a drink while taking in the scenic surroundings of Cedar Rapids,” according to the release.

Construction is set for April 2025 on the AC Hotel by Marriott Cedar Rapids.
AC Hotels includes more than 225 hotels in 33 countries and territories. The chain is known for modern, stylish design and sophistication, offering travelers a refined experience.
This will be downtown CR’s second hotel
The hotel will help Cedar Rapids meet demand for more overnight beds in the core of the city, which local officials have said will help attract larger conferences and events. The only other downtown hotel, the city-owned DoubleTree by Hilton hotel, has guest 267 rooms.
Conlon Construction, in May, proposed building a 150-room hotel and 10 rowhomes on a city-owned parking lot in the New Bohemia District. The city is taking proposals from interested developers for the site’s transformation, and staff will negotiate an agreement in the coming months.
The AC hotel is one of the final pieces that will fill the Kingston Yard block south of First Avenue W. The development team is planning which uses will fill the north block.

Commercial tenants including Aroma Artisan Pizza and BarTini’s martini bar have been announced for the first mixed-use building. A public park and stage sponsored by ImOn Communications opened in July.
Crews are nearing completion of construction on a second mixed-use building along First Avenue W and Third Street SW.
The Cedar Rapids City Council on Tuesday awarded a $17.8 million construction contract to Iowa City-based McComas-Lacina Construction to build a public parking ramp on the site at Second Avenue and Third Street SW.
The ramp will have 463 parking spaces — nine accessible and 10 for electric vehicles. There will be space for bike storage on the ground floor. It will have 35,000 square feet of parking space. It is slated to be complete by the end of 2025.
The ramp is largely funded through the tax increment financing district and state Reinvestment District funds. The Iowa Economic Development Authority board in 2022 awarded $9 million to Cedar Rapids through the program.
