Two new hotel acquisitions will add to its existing portfolio of seven hotels and nine restaurants, including the historic Andrew Johnson building in Knoxville, TN, which is expected to open in late 2026.

On the Horizon

The historic Andrew Johnson building is returning to its hospitality roots as a soon-to-open boutique hotel in Knoxville, TN. The landmark 1929 building, originally the tallest structure in Knoxville, has served various roles over the years and will now once again anchor downtown’s revival upon its restoration as a hotel in early 2026. Specializing in historic preservation projects, MHM is the architect of record and envisions that Hotel Americana will act as a catalyst for the south end of Gay Street, connecting downtown Knoxville with emerging South Waterfront developments. The modernized hotel will celebrate its storied past in atmosphere and amenities through historic preservation efforts and an intentionally curated guest experience. Upon opening, the 192-room property will feature a signature restaurant, rooftop bar and lounge, elegant meeting and event spaces, and a theater intended as a performative space to pay homage to its past popularity as a venue for live music.

As part of its branded portfolio, the new 156-room Doubletree by Hilton Clarksville Riverview Hotel, open as of October 2024 in the hometown of Oliver Hospitality Managing Partner, Philip Welker, is just the beginning of the revitalization of Riverview Square in Clarksville, TN, which the hotel anchors. Oliver Hospitality is leading the development of the vibrant outdoor shopping, dining and social district with over 45,000 square feet of retail, expected to be fully open and operational by early 2026.

Oliver Hospitality is expanding north to Detroit, Managing Partner, Ethan Orley’s hometown, to manage and oversee a historic building hotel conversion. The building will experience a full renovation and open as a new boutique hotel bringing more than 100 guest rooms, signature restaurant, cocktail bar, and rooftop experience to downtown Detroit in 2027.

Oliver Hospitality is also in the final stages of solidifying other development and third-party management projects in Florida, Georgia and South Carolina.
